Terms and Conditions

• Check-in is from 3pm onwards. Check-out must be completed by 12 noon.
• Each villa accommodates a maximum of 6 guests.
• Rates are nett and apply to accommodation only. Meals are not included.
• Children aged 5 years and above are charged the adult rate.
• Visitors are not permitted inside guest villas.
• Smoking is strictly prohibited inside the villas.
• Please switch off lights and air conditioning when leaving the villa.
• Quiet hours begin at 10:00 PM. No loud music, karaoke, or disruptive noise.
• Pets are not allowed on the property.
• Guests are required to keep noise levels respectful of other guests at all times.
• Please help protect the natural environment. Removal of stones or natural elements from the river is not permitted.
• A RM50 fee will be charged for lost keys.
• Guests will be held responsible for any loss or damage to property caused during their stay.
• Viewings are by appointment only, available Monday to Thursday between 12pm and 2pm.
• I consent to the collection, use and processing of my personal data for the purpose of processing and managing my booking, in accordance with the Privacy Policy.

Cancellation Policy

• Cancellation requests must be made via email at least 14 days before the scheduled check-in date.
• A cancellation fee of 20% of the total booking amount will apply. An additional 6% applies for payments made via PayPal or credit card. International transfer charges, if any, will be borne by the guest.
• No refund will be provided for cancellations made less than 14 days before the scheduled check-in date.

Change of Date Policy

• Date change requests must be made via email at least 14 days before the scheduled check-in date and are subject to availability.
• An administrative fee of 20% of the total booking amount will apply for approved changes made at least 14 days before check-in.
• For requests made less than 14 days before check-in, an administrative fee of 50% of the total booking amount will apply.

Limitation of Liability

• Kanopi Kalong shall not be liable for failure to provide contracted services due to circumstances beyond our reasonable control, including natural events.
• As an eco-friendly nature property, guests acknowledge and accept the inherent risks associated with outdoor and river activities.
• Kanopi Kalong shall not be held liable for accidents, injuries, loss, or damage arising from such activities or from the acts or omissions of third parties.
• All vehicles are parked at the owner's risk. Kanopi Kalong shall not be liable for theft, loss, or damage to vehicles or their contents while on the property.
• Kanopi Kalong shall not be responsible for loss or damage to personal belongings left in villas or elsewhere on the premises. Guests are advised to arrange appropriate travel or personal insurance coverage.
• Management reserves the right to refuse entry or terminate a stay without refund in the event of violation of house rules.
